A property management system, built in the open, for hotels that take themselves seriously.
We are a small company, pre-release, building one careful product for hotels that take themselves seriously. No salesforce, no marketplace, no roadmap by committee.
I spent fifteen years in hospitality, managing hotels from the inside. I know what it feels like when the software becomes another operation to manage, rather than something that quietly supports the work.
There are excellent products in the market. But many have evolved over time into broad platforms shaped by acquisitions, integrations, and the needs of very different customer types. For independent hotels, that can mean adapting the way they work to fit the software, rather than the software adapting to them.
Software engineering became the craft I chose next. Lintel sits at the meeting point of both experiences: years spent running hotels, and the conviction that hotel software can be calmer, clearer, and more considered.
Lintel begins with a simple premise: this can be better.
Not flashier. Not louder. Not more "AI-powered." Better in the way a well-made watch is better than a cheap one — quieter, more legible, and more confident in what it is designed to do.
We are building Lintel the way we believe good hotels are built: deliberately, with operators in the room. No sprawling marketplace. No half-integrated add-ons. No features added simply to satisfy a checklist.
Our first twenty-five properties will be invited, not sold to. Pricing will be public. We will ship when the product meets our standard.
Hospitality is a craft of details. The best hotels make complex operations feel effortless. The software they run on should do the same.
Thank you for reading. If any of this resonates, the door is open.
Six principles that govern every screen we ship.
Most product values are wallpaper. These are the rules we use to settle arguments — about pricing, about copy, about what gets cut the night before a release.
Software should recede.
The best hotel software is the kind a guest never knows exists. We design every screen to disappear under use.
Hospitality is a craft, not a workflow.
Every property has its grain. We build to honour those particulars, not to flatten them into a process diagram.
Data without judgment is noise.
Anyone can ship a dashboard with seventy KPIs. We are interested in the six decisions a GM actually makes before lunch.
Independent is not alone.
Boutique properties have paid the same software costs as chains for a fraction of the leverage. Our pricing corrects that.
Show the working.
Every rate recommendation explains itself, layer by layer. Every forecast carries a confidence interval.
Move with the tempo of a hotel.
Hotels don't ship every two weeks. They prepare for season, train staff. Our release calendar mirrors that.
A ledger, not a timeline.
What we have built, what we are working on now, and what we have committed to ship before general release. It will change — transparently, with a note on this page when it does.
How we work with founding partners.
We are not signing customers yet — we are inviting twenty-five hotels into a working relationship.

The founding cohort closes when the twenty-fifth property signs. Until then, every conversation goes through one of us, in writing.
